From January 1, 2025, the rents for the apartments of Central Finland Student Housing Foundation (Koas) will increase by an average of 2.74 percent. A new rent bill will be delivered to all residents during October. Koas tenant, please pay the new rent from January 2025.
The average rent increase varies between €0.17 and €0.49/m2/month in different housing locations. This means that the apartment-specific rent increase can be lower or higher than the average 2.74 percent. The advance water payment* changes from 19 euros to 20 euros per month per person.
There will be no changes to other usage costs, such as parking space rent or sauna credit prices. Also, Koas does not charge a deposit, except for a few exceptional cases.
The rent increase in 2025 is due to an increase in both property management costs and general value added tax. Koas is a non-profit foundation that operates on the principle that rents must cover the costs of the operations.
At Koas, the rent generally includes all the following expenses: electricity, water* and laundry fees as well as general sauna shifts and internet fees.
*Water invoicing according to the resident’s consumption will be introduced by law in all new or renovated properties in Koas. Currently, separate water billing is in use at the Koas Taitoniekantie housing location.
I am a resident of Koas, what do I do?
A rent review letter and a new rent bill will be distributed to all residents during October. Please read the letter carefully.
Please use the payment information in the new rent invoice and the personal reference number to pay the new rent from January 2025. The rent due date is always on the 6th of the month.
If you have ordered an e-invoice, the rent invoice will be sent to your online bank as an online invoice with your reference information. If you don’t have your rent invoice as an e-invoice yet, you can order it in your online bank.
Remember to pay the rent on time or contact Koas immediately if there are problems with paying the rent. We are here for you! Please note: We will charge the late payment interest in accordance with the current interest laws and the collection costs for the late rent payment.
If your rent changes by at least €50/month, or you have other changes that affect your housing allowance, for example regarding your income, please remember to notify Kela about the rent review. Kela receives information about the changed rent amount directly from Koas.
